Gladeye Design Studio currently serves the Madison, Monona, McFarland, Sun Prairie, and surrounding Dane County, WI areas. I understand the needs of home sellers that are living in their home while it is on the market and I specialize in creating beautiful spaces that are proven to appeal to buyers and make your home stand out.

 

About Me

My name is Katie

I started Gladeye Design Studio in 2018 as a return to my creative endeavors and love of interiors after spending almost 15 years in human services-based non-profits. I am a Certified Occupied Consultation Specialist™ and use my prior career experience in counseling and art therapy to energize and empower home sellers with the tools and resources they need to maximize their home’s value when it hits the market, while also maintaining a keen eye for color, design, and visual marketing. My approachable and creative style helps sellers feel confident in the home selling process, and offers realistic and valuable solutions for any budget and timeframe.

The term “glad eye” has Irish roots and refers to “giving someone or something an appreciative glance or inviting look.” When we are done working together, I want every potential buyer to give your house glad eye.

I live in Madison, WI with my husband and two daughters and our pets. When I’m not helping clients with their interiors, you can find me treasure hunting for the best furniture and decor items at thrift stores and estate sales, volunteering my time, or enjoying many of Madison’s amazing local restaurants.

Services for Listing or Living

 

Home Staging

Specializing in occupied staging means I understand the unique needs of home sellers that are living in their home while it is on the market. Using mostly what you already own, I work closely with sellers to bring creative solutions and smart recommendation to ensure your listing stands out!

Pre-Listing Consultation

A house is never more valuable than its first day on the market and the Pre-Listing Consultation is the tool that helps homeowners sell their home for the value it deserves. The Pre-Listing Consultation includes a 60-90 minute appointment with the home seller and is followed up by a custom room-by-room report with recommendations for pre-packing and editing, furniture and room arrangements, styling tips, cleaning and organization guidelines, and photo inspiration to help sellers implement suggestions with ease and effectiveness. This service is available in-person or remote (virtually).

Pre-Listing Consultations include an appointment and custom report for $350.

Listing Photo Prep

This service is perfect for sellers who want a little extra help after the Pre-Listing Consultation with putting the finishing touches on their home to ensure that every room is camera ready for listing photos. Sellers use the Pre-Listing Consultation report to complete the necessary pre-packing, editing, and cleaning recommendations, and then I’ll come back just before listing photos are taken to complete any remaining styling, light furniture arranging, and bed making tasks. This service should be scheduled the day of (or within 24 hours) of the listing photography appointment and typically last 2-3 hours.

Photo prep services are $200. Homes larger than 2500 sq ft may require more time. Additional hours are available for $80 per hour.

Artwork & Accessory Rental

While we specialize in using mostly what you already own to stage your home, we recognize that sometimes a space needs a little extra color, texture, or dimension to finish it off. Artwork and accessory rentals are perfect for the home seller that needs a little help adding the finishing touches to your space while it is on the market, but doesn’t want to commit to purchasing new artwork and accessories. We’ll curate a small collection of items that you can rent while your home is on the market. Typical rental items may include artwork, plants and tabletop decor, lamps, and textiles.

Artwork and accessory rental is priced based on quantity of items and length of rental. Minimum rental period is 30 days and requires a rental agreement.

Making your house a home takes effort! Whether you have moved into a new space and want help making it your own or you’re tired of your existing space and need some help freshening things up, I’m here to help you love where you live.

Design Consultation & Home Style Guide

This service is perfect for those who have some ideas about their spaces, but aren’t quite sure how to execute their ideas or where to start. After completing a design questionnaire, we’ll meet in your home to discuss your goals and ideas for furniture arrangements, finishes, and decor. If having a visual aid to assist you with implementing ideas and recommendations is important to you, the Home Style Guide can be added to the Consultation service. Home Style Guides are custom PDF reports emailed to you and include stoppable links, inspiration photos and suggestions, and instructions for arranging furniture, hanging artwork, and styling shelves. You’ll also receive your own custom secret Pinterest board and shopping list.

Consultation appointments start at $100, plus an additional $250 for the Home Style Guide.

Selection Services

Feeling overwhelmed or unsure of where to start with making selections for finishes, furniture, or decor and artwork? Whether you have your own showroom samples (flooring, countertops, tile, cabinetry, etc.) or you need help accessing materials, the Selection Service will help you narrow down what you are looking for, what complements the existing furniture and architecture in your space, and how to purchase materials.

Selection Services are billed hourly at $80 per hour.

Paint Color COnsultation

Selecting a new paint color can be overwhelming. Paint color consultations include a visit to your space (residential or commercial) and a conversation about your style and what factors are important to you regarding color, feel, and function. This service is billed by the hour, so it can include as many or as few rooms as you need.

Paint Color Consultations are billed hourly at $125 per hour.
